I am sorry it’s too late to save you now. But for your future endeavors, I would like you to use this litmus test in order to evaluate those so-called gurus, who are giving you advice on hard money financing and real estate investing.
You need to ask them this simple question:
Do you have money to give me as a backup of your advice?
You’ll be amazed to see that 99.99% of them will fail this litmus test.
You need to understand that there are few things, which these gurus hide from you and that’s the real definition of 100% financing and how hard money finance actually works.
Yes, there is a possibility of you getting 100% financing on a deal…
But this rarely happens in almost less than half of the deals we fund.
The reason is:
If you want to get 100% financing for buying the property and repair costs, the combination of both of these numbers should be less than 70% ARV, which has been determined by the lender and not you.
This criterion could only be met by the few borrowers. Others, who couldn’t meet it, will have to put their own money down for closing.
The other criterion is of points. Points are something where lenders make profit on the loan and we cannot finance it.
This is a distinctive feature amongst hard money lenders.
None of the gurus will tell you this because it will tamper the message they are using to sell their coaching program.
